Real estate marketing services for developers.
We generate the leads. You close the bookings. Ads, social, microsites and portal campaigns run by our team — landing in the same Sthan pipeline your site visits and bookings come out of.
We generate the leads. You close the bookings.
The campaigns run against the same system the bookings land in. That is the whole difference, and it is not a small one.
Sources → capture → attribution → booked
Marketing for a developer usually stops at the form fill. An agency buys the media, counts the enquiries, and hands over a spreadsheet. What happens next — who called, who visited, who booked — lives in a different tool, so the last and most important step of the measurement is never actually taken.
Here the campaign and the pipeline are one system. A click becomes a lead, the lead keeps its source through qualification and the site visit, and the source is still on the record when the booking is signed and the first payment is receipted. You can follow a rupee of spend to the unit it sold.
An agency can report cost per lead. We can report cost per booking.
Not because we are cleverer — because we can see the booking.
The channels, run end to end.
Every channel below feeds one pipeline. Nothing is handed over as a list to be imported.
Meta and Google ads
Campaign setup, audiences, creatives and weekly optimisation across Meta Lead Ads and Google Search. Leads arrive in Sthan tagged with the campaign that produced them.
Instagram and Facebook
A monthly content calendar for each project — posts, captions, festival and launch graphics, and reels on Growth Concierge. Enquiries from comments and DMs get logged as leads.
Project microsites
A dedicated page per project with the hero, plans, amenities and location pin, and a form wired straight into your pipeline. No handoff, no CSV, no lag.
Portal campaigns
Listings and paid placements on MagicBricks, 99acres and Housing.com, with portal leads captured into the same pipeline as everything else so the channels are comparable.
Broker outreach
Channel-partner campaigns, sign-up links and inventory updates to the brokers who sell your projects, with each partner credited on the leads they bring.
WhatsApp response automation
An automated greeting with the brochure, price band and location pin fires within seconds of a lead landing, on the WhatsApp Business API, followed by the drip sequence.
Why an agency can't match this.
An outside team can only measure as far as its own tools reach. Ours reach as far as the booking.
- Source is stamped at captureA lead arrives carrying the campaign, the platform and the project it came from — written by the system, not typed in later by a rep.
- The tag survives the whole journeyIt stays on the record through qualification, the site visit, the booking and the payment schedule, so the campaign is still visible when the money arrives.
- Cost per booking, not cost per leadSpend sits beside bookings in one system, so the number is a report you open rather than a reconciliation you build every month.
- One team, one systemNo exports between an agency dashboard and your CRM, and no argument about whose numbers are right — there is only one set.

The follow-up runs whether anyone is at a desk or not.
A buyer who enquires at 11pm gets a real answer at 11pm. What follows is a fixed 15-day sequence, using your project material, on every lead the campaigns produce.
15-day follow-up sequence
Channels the sequence runs on
The sequence is only half of it. If the assigned rep has not contacted a new lead within fifteen minutes, the manager is notified. A missed follow-up produces a reminder for the rep and an overdue item for the manager. A booked site visit sends the buyer the time, the map and the associate's name. The detail of how those workflows are built lives in the marketing automation and drip campaign workflows guide.
Two plans. Both published.
Pick the one that matches how much of the funnel you want us running. Both are an add-on to your Sthan CRM subscription.
Social Starter

A steady presence for your projects, with the enquiries landing in Sthan.
- 12–16 Instagram and Facebook posts a month
- Creatives and captions, written for the project
- Festival and launch graphics
- A monthly report
- Leads flow straight into Sthan
Growth Concierge
₹40,000/mo
The full funnel run for you, reported to cost per booking.
- Everything in Social Starter, plus reels — 20–25 posts in total
- Google and Meta ad campaigns
- Project microsites
- Portal campaigns across MagicBricks, 99acres and Housing.com
- Broker outreach and response automation
- A dedicated account manager
- Cost-per-booking reporting
Ad spend is billed separately, at cost — never marked up.
Both plans require an active Sthan CRM subscription — they are an add-on, not a replacement. The CRM is billed separately at ₹8,000 per active project per month, or ₹25,000 per month flat for unlimited projects. See the full pricing page for what the software costs on its own.
Run it yourself, or have it run for you.
Both are legitimate. The difference is who does the work, not what the software can do.
Run it yourself
The automation engine ships with the CRM on every plan: campaign management, instant response, drip sequences, retargeting audience sync and the source reporting. A builder with an in-house marketer needs nothing more from us.
Have it run for you
Sthan Marketing Services is the same engine with our team operating it — content calendar, creatives, campaign setup, portal spend and the monthly review. You approve the plan; we do the work.
Nothing is gated behind the service. There is no version of Sthan where the campaign tools are switched off until you hire us, and no penalty for taking the marketing in-house later — the campaigns, audiences and reports stay where they are, and your team picks them up. If you would rather see the whole system before deciding, start with the product tour or the lead-to-possession process automation guide.
Questions builders ask before signing.
Do I need my own marketing team to use Sthan?
No. Sthan Marketing Services run the campaigns for you — ads, social, project microsites, portal listings and broker outreach — and the leads land in your Sthan pipeline automatically. Builders who do have an in-house marketer can run the same campaigns themselves, because the automation engine, drip sequences and campaign tools are part of the CRM on every plan. Both routes use the same system, so the reporting is identical either way.
What is included in Sthan's real estate marketing services?
Social Starter at ₹15,000 per month covers 12–16 Instagram and Facebook posts a month, creatives and captions, festival and launch graphics, and a monthly report, with leads flowing straight into Sthan. Growth Concierge at ₹40,000 per month includes everything in Social Starter plus reels for 20–25 posts in total, Google and Meta ad campaigns, project microsites, portal campaigns across MagicBricks, 99acres and Housing.com, broker outreach and response automation, a dedicated account manager, and cost-per-booking reporting.
Is ad spend included in the monthly fee?
No. Ad spend is billed separately and passed through at cost, with no markup. The monthly fee covers the work — content, creatives, campaign setup, optimisation and reporting — while the money paid to Meta, Google and the property portals is your budget, set by you and changed by you. Platform invoices are shared as they are.
Do I need the Sthan CRM as well, or can I buy marketing services on their own?
Marketing services require an active Sthan CRM subscription. They are an add-on, not a replacement. The campaigns are built to feed the CRM, and the attribution that makes them worth buying — ad click through to signed booking — exists only because the leads and the bookings live in the same system. Without the CRM there is nowhere for the leads to land and nothing to measure the spend against.
Can I start with just the CRM and add marketing later?
Yes, and most builders do. The CRM is priced separately at ₹8,000 per active project per month, or ₹25,000 per month flat for unlimited projects, and it includes the marketing automation engine, so you can run your own campaigns from the first day. Marketing services are billed monthly and can be added or stopped without touching the CRM subscription.
