Simple pricing, built for builders.
Two ways to pay for Sthan, both published — no "request a callback." Per project for builders piloting or running 1–3 projects, a flat bundle for builders with 4 or more. No per-user fees in either plan.
How much does Sthan cost?
Sthan has two plans — ₹8,000 per active project per month, or ₹25,000 per month flat for unlimited projects. Neither plan has per-user fees: add as many reps, brokers, and tele-callers as you like and the price does not move. Billing is monthly with no lock-in, so you can cancel any time, and GST at 18% applies on top of the published price. New builders start on a 7-day free trial on their first project.

Unlimited active projects. No per-user fees. Or ₹2,40,000/year — save 2 months.
Best for: builders with 4 or more active projects.
- ✓Everything in Per-Project, with no feature gating
- ✓Across unlimited active projects
Per-project or the unlimited bundle — which plan is right for me?
If you're running fewer than 4 active projects, the per-project plan costs less. At 4 projects you'd pay ₹32,000 on per-project, which is more than the flat ₹25,000 bundle — so the bundle wins, and every project beyond the fourth is free. Below four projects the per-project plan is the cheaper, lower-commitment choice; at four or more, the bundle is. The bundle is also available annually at ₹2,40,000/year, which works out to two months free.
Both plans are the same product — only the project count decides which is cheaper. For the full cost-and-ROI breakdown, including telecom passthrough and the math against your ad spend, see pricing and ROI transparency.
What's included in the price?
Both plans include the entire product — there is no feature gating between them. That means the full lead-to-possession CRM: lead capture from MagicBricks, 99acres, Housing.com, Facebook and Google; a broker portal with PIN login and dashboards; a buyer portal with construction-progress tracking; RERA filing reminders and document generation; GST-compliant invoicing; WhatsApp Business API integration; an English, Hindi and Gujarati interface; and Indian phone-number normalisation.
Every capability, from first inquiry to final possession, is in both plans. The only difference is how many active projects you can run — one to three on per-project, unlimited on the bundle — and because neither plan charges per user, your whole team, brokers and tele-callers included, gets access at no extra cost.
Are there any hidden fees?
No hidden fees. The plan price is the plan price, and what sits outside it is short — we'd rather tell you up front than surprise you on an invoice. Three things are extra and passed through at cost, never marked up, and GST applies as it does for any Indian SaaS.
- SMS sending fees — passed through at telecom rates, roughly 10 paise per SMS. Never marked up.
- WhatsApp conversation fees — charged by Meta directly at their published rates.
- Custom integrations beyond the standard lead sources — quoted separately.
- GST at 18% applies on top of the published plan prices.
Is there a free trial, and do I need a card?
Yes — a 7-day free trial on your first project, card required to start, and no charge during the trial. The card is there so the trial converts straight into a paid subscription if you continue, not to catch you out: nothing is charged until the seven days are up, and you can cancel before then and pay nothing. Onboarding is done within 24 hours of signup, so the trial is spent actually using Sthan on a real project rather than waiting for setup.
Can Sthan run my marketing too?
Yes — through Sthan Growth Services, which is optional and separate from the CRM subscription. If you have an in-house marketer, the CRM already includes the automation engine, so you can run it yourself. For how the drip campaigns and lead-capture workflows actually work, see marketing automation and drip campaigns.
Growth Services run the marketing for builders who want it managed. They require an active Sthan CRM subscription.

How does Sthan's pricing compare to other real-estate CRMs?
Sthan publishes its prices in rupees, bills monthly, and sits below the typical vertical real-estate band — most competitors do at least one of those things differently. Horizontal CRMs like Salesforce and HubSpot charge per user, which adds up fast once you count every rep, broker, and launch-season hire. Indian sales-engagement tools like LeadSquared are built for a different vertical and miss the real-estate workflows — RERA, construction-linked milestones, possession — that you'd otherwise have to bolt on.
Purpose-built real-estate CRMs like Sell.do, DaeBuild, and In4Velocity are closer in fit but usually run on annual commitments or quote-on-request pricing, commonly ₹15,000–50,000 per project per month. Sthan starts at ₹8,000 per project, or ₹25,000 flat, with no annual lock-in. For a head-to-head on the closest of these, see Sell.do vs Sthan.
