What is Sthan?

Sthan is a modern customer relationship management (CRM) platform purpose-built for real estate developers, bundled with a complete lead-to-booking automation system. It covers six layers end-to-end: (1) Lead capture from Meta Lead Ads, Google Search Ads, project landing pages, website forms, WhatsApp click-to-chat, missed-call capture, and property portals including MagicBricks, 99acres, and Housing.com; (2) Instant response automation that fires WhatsApp, email, and SMS within 10 seconds of a lead arriving; (3) Lead qualification via chatbots, smart forms, and call automation based on budget, property type, location, timeline, and loan requirement; (4) A 15-day automated follow-up drip across WhatsApp, email, and retargeting; (5) Sales team automation with auto-assignment, no-response escalations, and site-visit scheduling; and (6) A reporting dashboard covering leads by source, cost per lead, qualified leads, site visits, conversion ratio, and ad spend versus inquiries. Sthan replaces the common patchwork of Excel, WhatsApp groups, and legacy CRMs such as DaeBuild, Sell.Do, and generic Zoho setups. Pricing is ₹8,000 per month per active project, or a flat ₹25,000 per month for unlimited active projects (₹2,40,000 per year on annual billing), with no per-user fees. Optional Sthan Growth Services for managed marketing are separate: Social Starter at ₹15,000 per month and Growth Concierge at ₹40,000 per month. 7-day free trial on the first project, no lock-in.

Pricing

Real estate CRM pricing, printed on the page.

₹8,000 per active project a month, or ₹25,000 a month flat for unlimited projects. Every feature is in both plans. No per-user fees, no lock-in, and no "request a callback" before you can see a number.

Two things to buy

The software, and — if you want it — the marketing.

One is the platform your team runs on. The other is an optional service where our team runs the campaigns. Both are published, and you can take the first without the second.

The software

  • Every feature, no gating between plans
  • 7-day free trial on your first project
  • No per-user fees — reps, brokers and tele-callers included

Marketing services

₹15,000/mo and up

Optional. For builders who want the campaigns run for them.

  • Social Starter — ₹15,000/mo. 12–16 Instagram and Facebook posts a month, creatives and captions, festival and launch graphics, and a monthly report.
  • Growth Concierge — ₹40,000/mo. Everything above plus reels, Google and Meta ads, microsites, portal campaigns, broker outreach and a dedicated account manager.
  • Leads land in your Sthan pipeline, tagged with the campaign they came from

Requires an active Sthan subscription. Ad spend is billed separately, at cost.

The maths

Where per-project stops being the cheaper choice.

At 4 active projects the flat bundle overtakes per-project pricing, and it stays flat however many projects you add after that. Nothing about the product changes at the crossover — only the invoice.

There is no cheaper Sthan and no better Sthan. There is Sthan.

The plans differ by project count. Not by features, not by seats, not by support.

What's included

Everything below is in both plans.

60 capabilities, grouped by where they sit in the job — from the first portal enquiry to the possession letter. Not a starter tier, not an add-on catalogue.

Lead capture

Every source lands in one pipeline, stamped with where it came from, assigned to a person, and scored for intent.

Growth Services

Or have our team run the campaigns.

Growth Services are optional and priced separately from the software. If you have an in-house marketer, the campaign tools are already in the CRM and you can run them yourself.

Social Starter

₹15,000/mo

A steady, on-brand presence on Instagram and Facebook.

  • 12–16 Instagram and Facebook posts a month
  • Creatives and captions written for the project
  • Festival and launch graphics
  • A monthly report
  • Leads flow straight into Sthan

Growth Concierge

₹40,000/mo

Everything in Social Starter, plus paid demand generation.

  • 20–25 posts a month in total, including reels
  • Google and Meta ad campaigns
  • Project microsites
  • Portal campaigns across MagicBricks, 99acres and Housing.com
  • Broker outreach and response automation
  • A dedicated account manager
  • Cost-per-booking reporting

Ad spend is billed separately, at cost. Both tiers require an active Sthan subscription.

The exclusions

What the price does not cover.

Four things sit outside the plan fee. Three are passed through at cost and never marked up, and the fourth is GST. We would rather you read it here than find it on an invoice.

Not in the price · honestly
  • SMS sending fees — passed through at telecom rates, roughly 10 paise per SMS. Never marked up.
  • WhatsApp conversation fees — charged by Meta directly, at their published rates.
  • Custom integrations beyond the standard lead sources — quoted separately.
  • GST at 18% — applied on top of the published plan prices, as it is for any Indian software subscription.

There is no setup fee, no implementation fee, no per-user fee and no charge for onboarding, which is completed within 24 hours of signup.

Questions

What builders ask before they sign.

What's included in the Sthan price?

Both plans include the whole product — there is no feature gating between them. That is 60 capabilities across the lifecycle: lead capture from MagicBricks, 99acres, Housing.com, Meta and Google, a kanban pipeline with site-visit scheduling, a tower and unit inventory grid, bookings and allotment letters, construction-linked payment demands and receipts, a broker portal with commission tracking, RERA filing reminders and document generation, WhatsApp Business API messaging, a buyer portal, and a native iOS and Android sales app. Neither plan charges per user, so the whole team, brokers and tele-callers included, is covered.

Are there any hidden fees in Sthan pricing?

No. The plan price is the plan price, and four things sit outside it, stated up front: SMS sending fees passed through at telecom rates of roughly 10 paise per SMS, WhatsApp conversation fees charged by Meta directly at their published rates, custom integrations beyond the standard lead sources which are quoted separately, and GST at 18% on top of the published price. There is no setup fee, no implementation fee and no per-user fee.

Is there a free trial, and do I need a card?

Yes — a 7-day free trial on your first project. A card is required to start, so the trial converts straight into a subscription if you continue, but nothing is charged during the trial and you can cancel before it ends and pay nothing. Onboarding is completed within 24 hours of signup, so the trial is spent using Sthan on a real project rather than waiting for setup.

Should I take the per-project plan or the flat bundle?

Below 4 active projects the per-project plan is cheaper at ₹8,000 per project per month. At 4 projects per-project comes to ₹32,000 a month, which is more than the flat ₹25,000 bundle, so the bundle wins and every project after that is free. The product is identical on both plans — only the project count decides which costs less. The bundle is also available at ₹2,40,000 a year, which works out to two months free.

Can Sthan run my marketing too?

Yes, through Sthan Growth Services, which is optional and priced separately from the software. Social Starter is ₹15,000 a month for 12–16 Instagram and Facebook posts, creatives and captions, festival and launch graphics and a monthly report. Growth Concierge is ₹40,000 a month and adds reels, Google and Meta ad campaigns, project microsites, portal campaigns across MagicBricks, 99acres and Housing.com, broker outreach and response automation, a dedicated account manager and cost-per-booking reporting. Ad spend is billed separately, at cost. Both require an active Sthan subscription.

How does Sthan's pricing compare to other real estate CRMs?

Sthan publishes its prices in rupees, bills monthly and sits below the typical vertical real-estate band. Horizontal CRMs like Salesforce and HubSpot charge per user, which compounds once you count every rep, broker and launch-season hire. Purpose-built Indian real-estate CRMs such as Sell.do, DaeBuild and In4Velocity are closer in fit but usually run on annual commitments or quote-on-request pricing, commonly ₹15,000–50,000 per project per month. Sthan is ₹8,000 per project or ₹25,000 flat, month to month, with no lock-in.
