What is Sthan, in one line?
Sthan is a CRM built only for Indian real-estate developers, covering the whole journey from ad click to final key — lead capture, site visits, tower and unit inventory, bookings, RERA documents, construction-linked collections and possession, in one workspace. It replaces the patchwork of Excel sheets, WhatsApp groups and legacy CRMs most developers run on today.
What makes Sthan different from a generic CRM?
A generic CRM gives you contacts, a pipeline and a place to write notes, then expects you to build the rest out of custom fields. Sthan is built only for real-estate developers, so what a builder needs is already in the product: a live tower, floor and unit inventory grid with time-bound holds, broker and channel-partner payouts, RERA filing reminders and document generation, construction-linked payment demands, WhatsApp Business API messaging, and a native field sales app.
How is Sthan different from DaeBuild, Sell.Do, or Zoho CRM?
DaeBuild and Sell.Do are purpose-built for real estate but generally sell on annual commitments and quote-on-request pricing. Zoho is a horizontal CRM retrofitted for real estate with custom fields, so RERA, milestone collections and possession are work you do yourself. Sthan publishes its prices in rupees, bills month to month, onboards within 24 hours, and includes the marketing engine that generates the leads — which none of the others bundle. Sthan is built for Indian developers of any size, from a first project to a full portfolio.
Does Sthan run through to possession, or stop at the booking?
Sthan runs through to possession. Most CRMs treat the booking as the finish line, but in Indian real estate a booking is roughly the halfway point — the money, the paperwork and the relationship all still lie ahead. Sthan continues through construction-linked payment collections, milestone demand notes and receipts, construction-progress updates for the buyer, RERA documents, and the final possession letter.
Which languages does Sthan support?
Sthan's interface is available in English, Hindi and Gujarati. Your team can work in whichever of the three suits them, and buyer-facing messages can go out in the language a buyer actually reads. Those three are the current limit — we add languages as customer demand makes the case, not before.
The mobile app
Is there a mobile app for my sales team?
Yes. Sthan Sales is a native iOS and Android app, included in the subscription with no per-user fee. Your team works leads, logs calls, runs site visits and checks live tower and unit inventory from their phone, and the day opens on a My Day screen of calls to make, visits scheduled and hot leads rather than a spreadsheet. It is built for the people who work at the site, not at a desk.
Can a site visit be logged at the site?
Yes. A site visit is checked in on location from the Sthan Sales app, with the sales lounge and the distance to it already on screen, and the outcome recorded as hot, warm or cold before the rep leaves. The app syncs on pull-to-refresh and shows a role-aware view, so a weak bar of network at a half-built site does not stop the visit being recorded. Unlogged visits are flagged rather than quietly forgotten.
Does the app stop follow-ups being forgotten?
A call cannot be closed in the Sthan Sales app without setting the next step. That single rule is what stops follow-ups evaporating between a conversation at the gate and a CRM update that never happens. Every logged call leaves the lead with a dated next action, visible to the rep on My Day and to you in the pipeline, so a lead going quiet is a thing you can see rather than a thing you discover a month later.
Pricing & billing
How much does Sthan cost?
Sthan has two plans: ₹8,000 per active project per month, or a flat ₹25,000 per month for unlimited projects. Below 4 active projects the per-project plan is cheaper; from 4 projects up the flat bundle is, and every project after that costs nothing more. Both plans are the same product — there is no feature gating between them — and neither charges per user. GST at 18% applies on top.
Do you charge per user?
No. Neither Sthan plan has per-user fees, so you can add every sales rep, tele-caller, launch-season hire, accounts person and broker without the price moving. What you pay is decided only by how many active projects you run. That is deliberate: a CRM you are rationing seats on is a CRM half your team works around, and the half working around it is where leads go missing.
Is there a free trial, and do I need a card?
Yes — a 7-day free trial on your first project. A card is required to start, so the trial converts straight into a subscription if you continue, but nothing is charged during the trial and you can cancel before it ends and pay nothing. Onboarding is completed within 24 hours of signup, so the trial is spent using Sthan on a real project rather than waiting for setup.
Is there GST on invoices?
Yes. Every Sthan invoice includes 18% GST and is issued from our registered Indian entity, so it is suitable for business expense accounting and input credit. GST applies on top of the published plan price, and the published price is the whole of what Sthan charges — there is no setup fee, implementation fee or fee to export your own data.
Can we cancel anytime?
Yes. Sthan bills month to month with no lock-in and no annual contract. Cancelling stops the next charge — there is no notice period and no cancellation fee. Your data is not held hostage either: you can request a full export at any time, and after cancellation you keep export access for 30 days before your workspace and its records are deleted.
Marketing & growth services
Do I need a marketing team to use Sthan?
No. Sthan includes the marketing engine — Google and Meta ad campaigns, WhatsApp drip sequences and landing pages — so one in-house marketer can run it directly, without an agency in between. Builders with nobody to run it can add Sthan Growth Services and have the campaigns run for them. The CRM is identical either way; only who presses the buttons changes.
Can Sthan run my marketing for me?
Yes, through Sthan Growth Services — an optional add-on to the CRM, not a replacement for it. Social Starter is ₹15,000 per month: 12 to 16 Instagram and Facebook posts, creatives and captions, festival and launch graphics, and a monthly report. Growth Concierge is ₹40,000 per month and adds reels, Google and Meta ads, project microsites, portal campaigns, a dedicated account manager and cost-per-booking reporting. Ad spend is billed separately at cost and never marked up. Both tiers require an active Sthan CRM subscription, because the leads land in your pipeline.
Can I run the ads myself from inside Sthan?
Yes. The marketing engine is part of the CRM, so you can build audiences and launch Google and Meta campaigns from inside Sthan, against the projects and inventory already in the system. Source attribution then follows each lead from first click through to a signed booking, so you can see what a rupee of ad spend actually earned instead of arguing about it at the end of the quarter.

How fast can I go live on Sthan?
Onboarding is completed within 24 hours of signup, and there is no setup or implementation fee. A builder who signs up in launch season is working real leads the same week rather than waiting out a multi-month rollout. That speed is the point — a CRM that takes a quarter to switch on has already cost you a quarter of leads.
What happens during onboarding?
We set Sthan up for you within 24 hours of signup: your projects and their tower, floor and unit inventory; your team and their roles; your lead sources; and your document templates for allotment letters, demand notes and receipts. What we need from you is the project and inventory data you already hold and the templates you already use. There is no implementation project, no consultant, and no fee.
Will Sthan integrate with MagicBricks, 99acres and Housing.com?
Yes. Sthan captures leads from MagicBricks, 99acres and Housing.com automatically, alongside Meta Lead Ads, Google Search Ads, website forms, WhatsApp click-to-chat, missed calls, walk-ins and broker submissions. CSV import is there as well if you want to bring across a batch of older enquiries. Every lead lands in one pipeline tagged with the source it came from, so cost per lead is measurable by channel and no enquiry sits in a portal inbox nobody opens until morning.
Does Sthan work with WhatsApp?
Yes, on the WhatsApp Business API, from inside Sthan. You send and receive WhatsApp on the lead record itself — follow-ups, payment reminders, site-visit confirmations and possession updates — using message templates you control. The conversation history sits on the lead rather than on one salesperson’s personal phone, which is what stops a resignation taking the customer relationship with it. WhatsApp conversation fees are charged by Meta directly, at their published rates.
Brokers & payouts
Does Sthan handle broker commission and payouts?
Yes. You set a commission rate per broker, and commission earned accrues automatically against the booking and the payments actually received on it. A pay-commission action records each payout, every broker has a statement of what has accrued, what has been paid and what is pending, and a leaderboard ranks the channel. A payout becomes a record you open rather than a spreadsheet you rebuild every month. Sthan does not decide your commission structure or your escrow timing, and the tax and invoicing paperwork stays with your accounts team.
How does Sthan decide which broker gets credit for a lead?
Sthan stamps source and partner attribution at the moment of capture, so credit on a lead is recorded before anyone has a reason to dispute it. Each broker gets their own portal login and dashboard, and the activity feed — who called, who visited, who went quiet — is visible to you and to them, which is what keeps it honest. Sthan does not invent an attribution rule for you: where two partners both touched a deal, that is a policy call your team makes, and Sthan records the outcome.
Bookings, collections & possession
Does Sthan handle construction-linked payment collections?
Yes. Payment schedules are tied to construction milestones, so when a stage completes the demand notes go out against the right bookings, with tiered reminders and receipts recorded as the money arrives. Your accounts team gets an aging view of what is outstanding across the project instead of rebuilding a receivables sheet, and your sales team stops being the collections department by accident.
What about RERA compliance for documents?
Sthan generates allotment letters, demand notes, receipts and possession letters from templates you control, pre-filled from the booking record, and sends RERA filing reminders so a deadline is not missed. The templates are starting points — your legal counsel reviews and signs off on the final versions. Sthan generates and stores the documents; the compliance responsibility remains yours.
Does the buyer get anything?
Yes. Buyers get a portal where they can follow construction progress on their own unit and see the documents and receipts raised against their booking. It exists mainly to absorb the calls asking what the status is, which is most of what a sales team fields in the years between a booking and a handover.
Your data
Is my data really isolated from other builders?
Yes. Your projects, leads, buyers and bookings are yours alone — no other builder on Sthan can see them, and you cannot see theirs. Separation is enforced by the platform itself rather than page by page, and it is checked automatically before any change ships, so it is not something a mistake in one screen can undo.
Do I own my data, and can I export it?
Yes. Everything you put into Sthan — your leads, projects, units, bookings, payments and documents — is yours. We do not claim ownership of your content and do not use it for anything other than running the service for you. You can request a full export at any time while subscribed, and there is no fee to take your own data with you.
Is my data locked into Sthan?
No. Billing is month to month with no annual contract, so nothing holds you in except the product being worth paying for. You can request a full export of your leads, units, bookings, payments and documents at any time, and a requested export is provided within 48 hours. If you cancel, you keep export access for 30 days, after which your records are deleted from our active systems.
Fit & scale
Does Sthan work for one project or twenty?
Both. Sthan is priced per active project at ₹8,000 per month, which suits a builder running one or a few projects, and a flat ₹25,000 per month bundle covers unlimited projects from 4 projects up. The product is identical on both plans and reporting works at project, source and rep granularity at any scale — only the project count decides which plan is cheaper.
Is Sthan pan-India or Gujarat-only?
Sthan accepts customers from any Indian state, and the CRM itself — pipeline, inventory, bookings, collections, reporting, WhatsApp, portals — works pan-India out of the box. The RERA filing and document workflows are currently optimised for Gujarat RERA, which is where most of our customers operate today; as builders from other states come on, we extend the RERA module state by state.
